The Silver Lining Foundation and Royal Poinciana Mobile Home Park Self-Owned Housing Initiative Overview

 

 PROGRAM OVERVIEW:


                    • The elderly and frail elderly; 
                    • Persons with physical disabilities; 
                    • Persons with developmental disabilities; 
                    • Persons with HIV/AIDS; 
                    • At-risk children and youth; 
                    • Victims of domestic violence; 
                    • Households with children in need of Lead Based Paint Remediation 
                    • Housing Authority Residents; and 
                    • HUD defined Low income individuals and families

 
UNITS AVAILABLE THROUGH THIS PROGRAM:

 

         Manufactured homes: Size:  60 ft. long and 14 ft. wide.  The units have three bedrooms and one bathroom and come fully installed, hooked up and ready to move into, complete with appliances, beds, a couch and other furnishings. These are well constructed new and like new units that are regulated by the Department of Housing and Urban Development (HUD), and can be made fully or partially ADA compliant, depending upon the needs of the applicant. Click here for pictures of these units.               

 

         Park Models: (a.k.a., Park Trailer): Size:  11.75 feet wide and 34 feet long.  The units have two bedrooms and one bathroom and come fully installed, hooked up and ready to move into, complete with appliances, beds, a couch and other furnishings. These are well constructed new and like new units that are regulated by the Department of Housing and Urban Development (HUD) and can be made fully or partially ADA compliant, depending upon the needs of the applicant. Click here for pictures of these units.

Applicant pays Royal Poinciana for all of the following actual costs at the time of execution of the unit occupancy agreement:      

 

 PROGRAM COSTS: 

      - Donation Program Cost of Home:             $3,250  

      - Move Cost:                                              $1,350

      - Estimated Unit Repair Costs                     $       0

      - Estimated Block/Level Cost:                     $1,250

      - Estimated Skirting and Steps:                    $1,300

      - Estimated Utility Connections:                   $   750

ESTIMATED TOTAL:                           $7,900*

 

*Total amount due may vary slightly depending upon the actual make ready costs. It may cost a little less for park models, and may cost a little more if ADA ramps and additional modifications are required by the applicant. The applicant is charged only the actual invoice amount for the above items and nothing else. The total cost is a small fraction of the retail cost of these homes, which is between $38,500 and $48,500.


OTHER PROGRAM DETAILS: 

  • Applicant pays for his/her own lot rent, lot security deposit, utilities, maintenance, upkeep, taxes and insurance on the unit during the 18 month government mandated compliance period. 

 

  • Applicant pays $75/month administrative charge to The Silver Lining Foundation for each of the 18 months of government mandated compliance period.  

  • At the end of the 18 month government mandated compliance period, so long as the applicant is not in breach of the occupancy agreement, the title to the unit will be transferred to the Applicant for $25, plus title transfer fees.   

  • A seven year lease with Royal Poinciana starting from the day the occupancy agreement is executed is required as part of this agreement. (The lease period includes the 18 month government mandated compliance period.)  The unit may be sold during the lease period, but the new owner must take over the remainder of the lease. The unit cannot be moved from Royal Poinciana unless the entire lease is paid in full.
